Christmas Period Office Closure & Emergency Procedures

With the holiday season approaching, we wish to advise all tenants of our upcoming office closure dates and after-hours procedures.

Office Closure Dates

Our office will be closed from 5:00pm on Friday, 19th December and will reopen at 8:30am on Monday, 5th January.

Your rent will still be receipted daily, so please ensure you continue to pay during the festive season and plan ahead for any potential bank delays.

Emergency Maintenance Issues

If you experience an emergency maintenance issue during the closure, please review the following information before contacting a contractor.

What is Considered an After-Hours Emergency?
  1. No hot water due to Hot Water System not functioning (pilot light not included)
  2. Blocked toilets (where the property has only one toilet) or burst pipes/drains (excluding foreign objects placed by tenants)
  3. No electricity or electrical hazard (please check RCDs and fuses first)
  4. Property unsecure (break-in, broken glass, locks)
  5. Flooding to the property
Troubleshooting & Emergency Contacts

Hot Water Systems:
Check if your system is gas or electric. For gas, ensure the pilot light is lit and gas is connected. For electric, ensure your power is on before calling a contractor.

Water Issues (Blocked Toilets/Burst Pipes/Drains):
Turn off the water at the meter to stop leaks. For urgent faults (such as no water or major damage), contact Water Corporation on 13 13 75 or report online.

Electricity:
Check your meter box for RCD switches/fuses. For area outages, call Western Power Emergencies on 13 13 51. If a power loss is due to a faulty appliance or scheduled outage, the electrician’s cost will be charged to the tenant.

No Gas:
Check that the gas is turned on at the meter. For emergencies, call Alinta Gas Emergency & Faults on 13 13 52.

Break-In or Glass Damage:
If your property is broken into, contact the police and obtain a police report number for your Property Manager. Without this, repair costs will be at your expense. Damage caused by tenants or visitors is also at tenant expense.

Once the office reopens, please notify us of any issues and which contractor you contacted, so we can inform the owner and issue any necessary work orders.

IMPORTANT: If a contractor is called after hours and the problem is not urgent as listed above, tenants will be charged for the call-out fee and any repairs. If unsure, please ask the contractor if your situation qualifies as an emergency.
